Perth waters in an Easterly - Point Walter?

Hi guys and girls,
I am looking to take a noob out today for some coaching.
Where would you suggest I take him for a sail in Perth in an Easterly?

I wouldn't normally bother going out in these conditions but he just got planing and is keen as mustard.

Probably Pelican Point for a newbie as it is shallow at both ends on an Easterly if you don't go too far before turning.
Finding a car spot in the carpark can be a hassle during uni term though.
Point Walter is good on an easterly but it gets deep quickly, even close to the shore there is a deep channel you can't stand up in.
The kiter's beach at Point Walter (closer to Attadale) is shallow a bit further out, but can often be too shallow for a bigger fin.
