looks like they are building a large marina on reclaimed land at shell harbour. Including residential and shops.

There have been large billboards on the M1 for years about this.

Shellcove Marina has been promoted and argued about for at least the last forty years and still no boats in sight.

I think the horse has bolted regarding development in shell harbour now. To me the marina makes good sense but if you'd asked me 20 years ago I'd have said no way.

The marina at Terara is well under way too. Supposed to be finished a few years ago. However most people think that when the sand mine has finished so will the project and it will get sold on again. This would be perfect for you keensailor but don't hold your breath!

Taken about 5 mins ago. The breakwater goes out much further than it appears when viewed from land. It's also surprisingly wide.

Was supposed to be completed years ago, well on the way now but I reckon that I will be long gone before it opens.
